What is the 3% cap?
This informational video will help you understand the 3% cap on residential properties in the state of New Mexico. Since 2001, the New Mexico Legislature has enacted a law that limits the annual increase in taxable value for residential properties to 3%, or 6% over two years, regardless of how much the market value may have increased. If the actual market value rises by less than the cap, the lower amount becomes the new taxable value. This video explains how the cap works, why it was put in place, and how it affects your property taxes over time—especially in a fluctuating real estate market.
